Not Just Selling Vineyards, Country Homes or Horse Properties —Understanding Them

Buying a vineyard isn’t just about land.

It’s about farming, market timing, wine trends, and long-term vision.

I’m Alyce Peterson, a Realtor® with Berkshire Hathaway HomeServices Drysdale Properties,
specializing in vineyard, country, and equestrian properties in Lodi.

What sets me apart:

👉 I’m not just in real estate—I’m actively engaged in the winegrape industry itself.

As a vineyard owner and grower, I understand:

  • Yield vs. quality tradeoffs
  • Brix levels, phenolics, and harvest timing
  • Sustainable farming (Lodi Rules certified)
  • Irrigation strategy and soil management
  • Winery buyer expectations

In a recent industry discussion, I shared how vineyard decisions—from nutrient timing to harvest strategy—directly impact wine quality and marketability. That’s the level of detail I bring to every transaction.

Thought Leadership in Wine & Vineyard Strategy

Most agents market properties.

I think about how vineyards fit into the future of wine.

My published insights explore:

  • How tasting rooms act as the most powerful “sampling experience” in wine
  • Why rosé and lower-alcohol wines are reshaping demand
  • How wine must align with evolving dining habits and global cuisine
  • Why lifestyle—Provence-style living—is driving real estate purchases.

These aren’t just ideas—they directly influence how vineyard properties are valued, marketed, and sold.

Vineyard Properties Are Lifestyle Investments

Today’s buyers aren’t just purchasing acreage.

They’re buying:

  • A wine country lifestyle
  • A hospitality opportunity
  • A multi-use property (home + vineyard + rental potential)

As the co-owner of Lockewood Vineyards, I understand how to position properties not just for farming—but for experience, income, and long-term value.

Who I Work With

I specialize in helping:

  • Buyers entering the wine industry
  • Investors seeking vineyard land with upside
  • Winery owners expanding grape sources
  • Bay Area buyers looking for a second home in wine country

If you’re evaluating a vineyard as a serious investment—not just a dream—I can help you make informed decisions.

📊 Strategic Representation (Not Passive Listings)

My approach is deliberate and targeted:

  • Positioning vineyards based on production + lifestyle value
  • Reaching buyers beyond Lodi (Bay Area, Sacramento, Silicon Valley)
  • Translating vineyard metrics into clear financial narratives
  • Leveraging industry insight to attract the right buyers—not just more buyers

 Whether you’re:

  • Exploring vineyard ownership
  • Looking for income-producing land
  • Or ready to make a move

I’m happy to share insight and strategy—no pressure.

Besides the vineyards, horses are a passion of mine and my husband's. So, much so that we developed and opened a commercial horse stables in Lockeford, CA called Lockewood Stables. "Every horse owner has a wish list for their horse property. When I work with a client, I listen for that horse owner's wish list, " continues Alyce. Country Life is special but not for everyone

For over twenty years, Alyce and her husband have lived the country lifestyle that many aspire to. A home in the country offers a certain independence and freedom, but it also comes with work. "When I work with a client wanting country home, I ask how do you see your life in the country? What is most important to you? That information really helps in our search and evaluation of properties. Sometimes, a rough diamond has all the elements we are looking for. It just needs "polishing" to make it livable," Alyce comments.

Besides holding her real estate license, Alyce has 32 years of sales and marketing experience. "Especially in today's market, buyers use online tools and virtual tours to checkout a house. If your property isn't positioned online to catch a buyer's eye, how will you get a buyer's attention?", asks Alyce.
